Pets and Service Animals (ESA)
Pet Policy & Assistance Animal Guidelines at Clarity Properties.
Pet Approval Process
Pets are permitted only in select properties and must be approved prior to occupancy.
To request approval, the following must be submitted:
- Current veterinary records showing vaccinations
- Proof of spay or neuter
- Pet photo
- Basic information, including breed and approximate weight
A maximum of two pets is typically allowed per property. Approval is granted at the sole discretion of management based on the property, pet characteristics, and overall risk factors.
Pet Fees
For approved pets, the following fees apply:
- $500 non-refundable pet fee for one pet, and an additional $250 for each additional pet
- $50 monthly pet rent per pet
*All tenants are responsible for any damage caused by pets.
Assistance Animals (Service Animals & Emotional Support Animals)
We comply with all applicable federal and Fair Housing Act and Tennessee Code Annotated § 62-7-112 requirements regarding assistance animals.
Assistance animals must be approved and added to the lease. Approved assistance animals are not considered pets and are not subject to pet fees, deposits, or pet rent.
Request & Verification Process
All assistance animal requests must be submitted as a formal, reasonable accommodation request.
If the disability and/or need for the animal are not readily apparent, reliable documentation may be required in accordance with applicable laws.
All documentation is subject to verification. We reserve the right to confirm the legitimacy of any supporting information or provider as permitted by law.
Important Notice Regarding Misrepresentation
We take fraudulent claims seriously. Misrepresenting a pet as an assistance animal or providing false or misleading documentation may result in:
- Denial of the request
- Lease violations
- Non-renewal or termination of tenancy
- Additional legal action, where applicable
Under Tennessee law, it is a misdemeanor to:
- Falsely claim a disability to obtain assistance animal privileges
- Misrepresent a pet as an assistance animal
- Provide fraudulent documentation
Tenant Responsibilities
All animals, including assistance animals, must:
- Be under control at all times
- Be housebroken
- Not pose a direct threat to others
- Not cause significant property damage
*Tenants are responsible for any damage or lease violations caused by their animal.
